They're the facilities that make all the difference to the functionality of your new development. They're the facilities that – if missing or overlooked – will be quickly noticed by end-buyer and the people who'll be utilising the space every day. How to fill a 'complaints inbox' within just one hour! These 'basics' are essential for both residential and commercial builds. Both require either a place to park a car or store a bike; a well-placed and inconspicuous storage facility for bins; and a 'break-out' or smoking area. It goes without say that the placement of these are paramount when it comes to both practicality and aesthetics. In this video, I walk you through a mentee client's site – a residential-to-office conversion – and highlight the practicalities of clever placement of these areas. ❗TO CONSIDER: - Specialists who you can bring in on your 'bike-bin-smoking' plan are your architect, arboriculturist and landscape designer. It's likely that the location of the three aforementioned zones will depend largely on outdoor, garden areas. You'll need to calculate the area you'll need for the number of occupants you will be accommodating. Tap into their expertise to help you navigate your potential requirements. - Don't get caught out! For big builds, Planning Control will want to be au fait with your ideas for these three areas in particular. Adequate bike and bin storage are prerequisites. - Depending on the scale of your build, you could easily spend £20k on bikes and bin sites alone.
